Formerly the headquarters of the Eagle Electric Company, the existing iconic four-story loft building will be repurposed and enlarged to house an approximately 400,000 sf leasable office building, one of the first office buildings to be developed post-2020 pandemic. Dynamic Star, along with its building and systems design team of SLCE Architects, MG Engineering, Margie Ruddick Landscape, and LIVunLTD is developing a building consistent with the WELL Building Standard, established by the International WELL Building Institute. WELL system components will include:
Clean air system, including enhanced ventilation and filtration with fresh air, operable windows, and UV air treatment;
Touchless building systems, including doors and elevators;
Lushly landscaped roof garden with yoga, reading, and game spaces;
Indoor employee recreation space, including half basketball court and gym; and
Ample indoor bicycle parking.
Four floor plate sizes of approximately 9,400, 14,400, 19,800, and 33,600 sf leasable accommodate a variety of tenant needs. Local retail, cafes and restaurants, and an Eagle Electric exhibit will occupy the ground floor and cellar.
NYC zoning provisions allow an anchor tenant to advertise their business consistent with the sign represented in the rendering.
Located at the corner of 23rd Street and Queens Plaza South,
the building is within a 10-minute walk of the Q, N, W, #7, R,
E, M, and G subway lines.
Dynamic Star expects to file ULURP applications in 2021
and groundbreaking is expected in 2022.
